3. We Are Consuming Video Like Mad
• More than 1 billion unique users visit YouTube each month
• Over 6 billion hours of video are watched each month on
YouTube—that's almost an hour for every person on Earth
• Mobile makes up almost 40% of YouTube's global watch time
• 100 hours of video are uploaded to YouTube every minute
• According to Nielsen, YouTube reaches more US adults ages 18-34
than any cable network

4. Why YouTube? Reach & Sharing
YouTube is the world’s largest video site AND the 2nd
largest search engine. Your YouTube channel can be the
home base for all of your videos.
Share and/or embed your videos quickly and easily.
Embedding allows the video to play on your website (not
YouTube).

5. Consumers Want It
80% of your online visitors will watch a video, while only 20% will
actually read content in its entirety.

7. Equipment
You probably have multiple devices that can shoot decent
video these days – smartphone, digital camera, tablets, etc.
Try your digital camera with a tripod first. Tripods are cheap
and can make a big difference in the quality of your video.
Always carry extra batteries and/or a battery charger just in
case you run out of juice.
Check out HD Hat for tripods that fit your phones and tablets

8. Go Pro
Go Pro is the latest go to
camera with it’s flexible
mounting options for
photos and video. The
handheld monopod
below has a telescoping
arm, other mounts like
the “chesty” and head
mounts could be super
useful - http://gopro.com

9. Drones
We are already seeing the use of drones
in real estate photography & video.
Currently, real estate agents do not
classify as hobbyists so it’s not really legal
for us to take photo and video of our
listings with drones.
Expect further rules and regulations as
drones grow in popularity – think safety &
privacy.

11. Shooting Tips
1) Use a tripod or other stabilizer - No matter how steady you
think you are, just the natural movement of your body will
create some vibration.
2) Turn on every available light if you are shooting inside. Avoid
shooting for a length of time toward a window or anything that
will reflect.
3) Write a script, even if you think you don’t need one. Scripts
will keep you on track and give a bit of confidence.
4) Speak louder and slower than you normally would – not to the
point of silliness, but enough so you are easily understood.
5) Keep it short. If you don’t capture the viewer in the first ten
seconds, you will lose them. No longer than 2 minutes
whenever possible.
6) Practice. Laugh at yourself. Do it again.

12. Editing
There are many options when it comes to editing your
video. Consider trying the editing tools on YouTube.com
if you are planning to upload there already. For beginner
video editing, I would go with iMovie (Apple) or
Windows Movie Maker (Windows).

14. Video + Photo Apps
There are apps that make
it super easy for you to
combine photos and video
clips into one video –
complete with your
information, music and
more.

15. Equipment, Shooting, Editing
1. Yes, they even make tripods for
your cell phone
2. Things to try: Go Pro camera,
drone, 3D
3. Tripod, lights, script, louder,
shorter & have fun
4. Try iMovie, Windows Movie
Maker or YouTube first before
spending the big bucks. The
better your recording, the less
editing you will need.

17. YouTube Channels
Creating a YouTube channel is easier than you think. Remember
that YouTube is owned by Google, so those of you that have a
Gmail address can jump right in … start here:
Login to your Gmail and go to www.youtube.com
You need your OWN YouTube channel. All of your videos should
be uploaded here and embedded or shared from your channel.
Make sure you have all of your company & marketing information
– same rules apply.

18. Do I Already Have One?
If you are not sure … go to www.youtube.com/channel_switcher
(make sure you are logged into your Gmail) and you should see if
you have a channel(s) already set up.

19. Your Own YouTube Trailer
YouTube allows you to record a channel trailer so you can speak
directly to your viewers.

20. YouTube Channels
Just to give you an idea … of what a channel looks like here. Add your
photo, your background photo and even record a “welcome to my
channel” video for visitors.

25. Seller Two Questions
Sure, you could parrot your listing description and film the house
room-by-room, but I would encourage you to be bolder than that;
try something different.
Ask your sellers two questions: (1) What attracted you to this
neighborhood and (2) What will you miss most when you move?
If your sellers do not wish to be on video, but will still answer the
questions, you might be able to record their answers while filming
their favorite part of the house or what they love about the
neighborhood.

26. Seller Driven
Who loves their home MORE than the seller?
Take advantage of this and get them on video. Make the buyer fall
in love with the home before they even see it.
Coldwell Banker announced at it’s Generation Blue conference
this year that it will allow sellers to upload content – photos,
videos and text to their listings in 2015. The content must be
approved by the listing agent first, but it’s coming ...

27. Community Info
Community information – Show off the communities where you
work (or wish you worked)
According to an article in Inman News, “86 percent of online house
hunters watch videos to learn about a specific community” -

28. Classic Q & A
Classic Question & Answer – This is one of the easiest videos (but
probably the most daunting) for real estate agents … think about
those questions that you get asked about ALL THE TIME.
Now answer them.
On video.

29. Vendor Tips
Vendor tips – Get your favorite loan officer in front of the camera
to explain mortgage terms, the process and what’s happening in
the market. This can be done with anyone involved in the process
that will talk to you on camera for a minute or two.

market”? Get local and you can attack an area a week with
statistics and analysis from your MLS reports.

31. Testimonials
Testimonials – A video testimonial is a powerful public
endorsement of your work – these videos are your best marketing
pieces.

32. Profile/About Me
Profile – If you have somehow managed to keep your face out of all
the other videos so far, this is the one to showcase you and how
you work.
(c) Stefanie Hahn & Chris Beadling | All Rights Reserved | www.StefanieHahn.net | December 2014 | #TP14 #YouTubeBeast | @sahahn @chrisbeadling
33. Listing Video
Listing tour – according to Inman News, 70% of homebuyers watch
your listing videos.
“Proper staging and quality photography help showcase the
property to potential buyers. Use props like a stack of fresh towels
by the pool or a glass of wine with a cheese board in the kitchen to
tell the story of what it is like to live in the home, and add mapping
and point out features that make this home unique. Using video
builds excitement and anticipation because it engages through sight
and sound. When animated graphics or moving images are
combined with the human voice, our brains retain it much longer
than text.” - See more at: http://www.inman.com/next/best-bang-for-

36. Best Practices when Posting
1. Video titles are important – use keywords, but don’t pack.
Keep these informative and interesting.
2. Keep your description SHORT (1 or 2 sentences) and end with
a URL to your website. You can fit about 22 words in the
description before you will be truncated by search engines.
3. If you want to be your own “related content” – use the same 3
tags on every video. You can even set this up as a default for
every time you upload a video. Consider using the tag “video”
since YouTube videos show up in Google search.
(c) Stefanie Hahn & Chris Beadling | All Rights Reserved | www.StefanieHahn.net | December 2014 | #TP14 #YouTubeBeast | @sahahn @chrisbeadling
37. Best Practices when Posting
4. Include YouTube annotations – these make great call to actions
and are track-able with Google Analytics
5. Sharing is caring. Views matter. So does “Time Watched” which
YouTube will keep track of for you.
6. Other YouTube factors that will help your search engine
optimization: Comments and Likes, Embeds, # of Subscribers,
being added to Favorites and Playlists and Inbound Links
