Are you looking for information about a particular piece of property? In the past,
the only way to access property records was by making a trip down to the county
courthouse and manually searching through their paper files. But now, thanks to
the advancements of internet technology, it is easier than ever to access property
information from the comfort of your own home or office. Researching property
records can uncover a wealth of valuable information, such as property details,
sales history, current value, property taxes, ownership history, mortgage records,
parcel maps, and more. Knowing this information can be very helpful in
determining if a property is really a good purchase or a fair asking price if you
are selling your home.
For example, the Orange County, Florida Property Appraiser’s real estate and
tangible records database provides access to assessed values, market values,
sales history, building characteristics, land lines, legal description, GIS maps,
and tax information. Searches can be conducted using the owner’s name, address,
folio, PIN number or tangible personal property account number. Additionally,
you can also search for property sales records by location, property use,
neighborhood, sales date, sales price; year built, or square footage through their
online property sales database. The below example is of Orange County, Florida
tangible records database.

The Orange County Clerk of the Circuit Court is another avenue of valuable
property information. By accessing their official records database, you can view
recorded documents, such as deeds, mortgages, judgments, liens and financing
statements. You can search for these records by name, document type, or date
range. You can even print document images right from your home computer. The

There are many degrees of accessibility to public records between states, with
some making it fairly easy to request and receive documents and others with
many exemptions and restricted categories of documents. One state that is fairly
responsive to public records requests is New York, which utilizes the Committee

restrictive in how they respond to public records requests is Pennsylvania,

properties be analyzed for investment. One source which can provide the
requirement property information is property appraiser websites. These websites
are mostly County specific. County Clerk office had developed web sites for the
retrieval of available public records over the internet.
For example, some Recorders' offices have marriage and birth records available
online. Although not every county and parish has data online, many have home
pages, and where not even a phone number is provided.
They may be other sources of property information like Zillow, RealtyTrac etc.
Property Appraiser Websites are best sources of data as it’s the primary source
of the data. Data is update at the source the action takes place. All other sources
of property data source data from Property Appraiser Website and they may be
latency in updating the information.
The websites of county governments are not always user friendly websites out
there. It would not be unheard of for a person to thoroughly search the county's
website for an office within the county government to no avail, only to find that
the link to that office was hidden in some obscure area. When you're on the
county's website, if you don't find a link for the assessor's office within a few
minutes of looking around, it might save you some time to give the county a call
and make sure that the assessor's office is online and that the records are
searchable. Property appraiser websites provides details of the all properties
within the jurisdiction of the county. Most of the counties in the US provide
Property Appraiser websites. At times, multiple counties are group together as

Goals of Property Appraiser
Property Appraiser is charged with placing a fair and equitable market value
on every parcel of property both real estate and tangible in our county. Many
people believe the Property Appraiser determines the amount of taxes a property
owner will pay but this is not the case. The job of property appraiser is to assess
property for tax purposes; the taxing authorities (Board of County
Commissioners, School Board, City Council and Water Management set the tax
rate for all property and therefore the amount of taxes to be assessed.
The primary goal of the County Property Appraiser is to fairly and equitably
discover, list and value all real and tangible personal property in County for the
purpose of creating the annual ad valorem tax roll in accordance with applicable
State Statutes and State Department of Revenue Substantive Regulations. Our
secondary mission involves assisting our public (citizens, cities, independent
taxing authorities and county government) in accessing and utilizing the
tremendous real estate/economic data base, maps, and other associated
information which we continuously maintain and update.
The Property Appraiser's office is not a department of the Board of County
Commissioners. The Property Appraiser is an elected official and his authority
comes from the State Statutes. The State Department of Revenue is charged with
the oversight and review of the operations of the appraiser's office and performs
in-depth audits of the tax rolls every two years to determine the integrity of the
assessments.
Other responsibilities of the Property Appraiser include the administration of
exemptions (homestead, widows, widowers, blind, disability and total
exemptions,) maintenance of property ownership records, and maintaining aerial

Property Appraiser Value Vs Property Assessed
value
Assessed value pertains to the amount that a local or state government has
designated for specific property. This assessed value will be used when a property
tax is levied by the government. For example, a city tax assessor is responsible
for determining the assessed value for every parcel of land and every building
within the city. The city government then establishes a real estate tax rate (or
rates) that will be applied to the assessed values. Some local and state
governments will also determine assessed values for personal property. The
assessed value of real or personal property is not necessarily equal to the
property's market value.
As a homeowner or home buyer it is important to understand the tax value usually
referred to as ‘Assessed Value’ and ‘Appraised Value’ when trying to determine
the ‘Fair Market Value’.
The purpose of an appraisal is to ensure the price that was agreed upon between
the buyer and seller, is fair market value or greater. Appraisals for the various
mortgage options (FHA, Conventional, VA, etc.) have different “shelf-lives.” The
“lives” of these appraisals can vary from a few months to a year.
Assessments can be contested through the local municipality and there is
normally a time-frame that allows a home owner to contest the assessed value.
There is no guarantee that a municipality will adjust an assessed value, but there
are a few ways to increase the probability.

These below instructions will help you locate your property information on our
real property data system. You can search the online database by address, street
name, account identifier or map reference. You cannot search by owner's name,
town, neighborhood, subdivision or zip code.
Go to our Real Property Data Search
at http://sdat.resiusa.org/RealProperty/Pages/default.aspx.
Select the appropriate county from the drop down menu as your choice.
Searching by address
1. Do not use street directions (e.g. "North", "Southeast", "West", etc.) or
any abbreviations of street directions.
2. Do not Use Street name suffixes (e.g. "Avenue", "Street", "Way", etc.)
or any abbreviations of street name suffixes.
3. To perform a specific search on a street name, enter the complete name.
For example, a search on "Preston", would only return records that had
"Preston" as the name. If you do not find the right property, perform a
general search by truncating the street name followed by an asterisk
(*). This will return street names that match the truncated search. For
example, a search on "301 Pr*" would return 301 Preston Street, 301
President Street, 301 Pratt Street, etc.
4. If you are still not finding the property, try leaving off the street number.
While this may result in several matches, it will give you an idea of
whether or not you have the street name correct. Also, the official street
number assigned to the property by the local government may not be
the same as the number the owner uses.
Using your assessment notice to search by account
number
Your property account identification number is located above your name and
address on your assessment notice. Look for the information in the following
format:

In the above example, the property account identification number (ACCT
#) consists of the county code 01, the assessment district 02 and account number
123456. The county code identifies the jurisdiction in which the property resides.

Note:
If your county code is 02 (Anne Arundel County) or 03 (Baltimore City) your
account number structure is different. See the instructions below for Anne
Arundel County and Baltimore City.
Select the county in which the property is located by matching the county code to
the respective name from the above County Codes table. The county name can
also be identified by looking at SDAT's return address on the assessment notice.
The return address will be the SDAT office for the county in which the property
is located.
Information provided by property appraiser websites:
1. Lists of all properties in the county
2. Property owner name(s)
3. Property sale date, sale values and assessed value
4. Property details namely square foot area, number of bed rooms, number of
bathrooms, lot size etc

6. Some provide property layout
Search for the county in Google in the below order:
“County name, State property Appraiser website”
When in doubt, call the county clerk office. They may be able to help. County
Clerk office phone numbers and email address are available on county websites.
Caution
 Always include State Name in your search. Some county names exist in
more than one state like Orange, Clay, Manore etc.
 Not all county property appraiser websites .When in doubt call the county
clerk office for help.
 Search by Name
1. One can enter last name and first name of person to find if the person owns a
property or multiple properties in the county. Some counties do not provide Name
Search facility due to security reasons. Useful tool to find if a person owns real
estate in a particular county.
2. Challenge arises when the name of the person is a common name like John Smith.
In case of common names, use middle name to narrow down the search results.
3. When a result provides more than verify or narrow the search using
 Property Address
 Other names on the title ( John Smith, Jane Smith)
 Property details you may already have.
 Mailing Address
 Search by Property address
1. One can enter property address or street name to find details of the property,
property owner name.
2. Some Counties do not provide property owner name as a policy.

 Search by PIN (Property Identifier Number)
Parcel numbers are assigned by county tax assessors or other local government
offices to every plot of land within the county or other local jurisdiction. The
numbering system used is unique to each locale and is often designed to convey
information about the plot of land, such as the city and subdivision where the
land is located. The parcel number is typically required to be on all important
documents affecting the plot of land, such as a deed and property tax bills.
Property Index Number sometimes called "Parcel number" or "Permanent
Index Number." This number is located on your county tax bill or assessment
notice.
 Most Reliable as we get data from the source.
 Usually, the data is updated as the title and property information changes. Always
expect a lag of 2 weeks before the data is updated. In some counties the lag is
more than a few months.
 Before making any decision on investment, very the data from couple of more
sources to reduce the risk of error due to incomplete or inaccurate data
 There may be human errors considering volume of data processed and stored.

on the website.

For example, the Orange County, Florida Property Appraiser’s real estate and tangible records database provides access to assessed values, market values, sales history, building characteristics, land lines, legal description, GIS maps, and tax information. Searches can be conducted using the owner’s name, address, folio, PIN number or tangible personal property account number. Additionally, you can also search for property sales records by location, property use, neighborhood, sales date, sales price; year built, or square footage through their online property sales database. It would not be unheard of for a person to thoroughly search the county's website for an office within the county government to no avail, only to find that the link to that office was hidden in some obscure area. Many people believe the Property Appraiser determines the amount of taxes a property owner will pay but this is not the case. The job of property appraiser is to assess property for tax purposes; the taxing authorities (Board of County Commissioners, School Board, City Council and Water Management set the tax rate for all property and therefore the amount of taxes to be assessed. The primary goal of the County Property Appraiser is to fairly and equitably discover, list and value all real and tangible personal property in County for the purpose of creating the annual ad valorem tax roll in accordance with applicable State Statutes and State Department of Revenue Substantive Regulations. Our secondary mission involves assisting our public (citizens, cities, independent taxing authorities and county government) in accessing and utilizing the tremendous real estate/economic data base, maps, and other associated information which we continuously maintain and update. Do not use street directions (e.g. "North", "Southeast", "West", etc.) or any abbreviations of street directions. 2. Do not Use Street name suffixes (e.g. "Avenue", "Street", "Way", etc.) or any abbreviations of street name suffixes. 3. To perform a specific search on a street name, enter the complete name. For example, a search on "Preston", would only return records that had "Preston" as the name. If you do not find the right property, perform a general search by truncating the street name followed by an asterisk (*). This will return street names that match the truncated search. For example, a search on "301 Pr*" would return 301 Preston Street, 301 President Street, 301 Pratt Street, etc. 4. If you are still not finding the property, try leaving off the street number. While this may result in several matches, it will give you an idea of whether or not you have the street name correct. One can enter last name and first name of person to find if the person owns a property or multiple properties in the county. Some counties do not provide Name Search facility due to security reasons. Useful tool to find if a person owns real estate in a particular county. 2. Challenge arises when the name of the person is a common name like John Smith. In case of common names, use middle name to narrow down the search results. 3.
