The profile of large tenants over 50,000 square feet in downtown Orlando has changed significantly in the last 15 years. In 2005, banking and financial firms dominated as major tenants, but today the market has diversified to include technology, coworking, and engineering companies. National trends of banks and law firms downsizing their real estate footprints are evident. While large tenants are now less common, the downtown area continues to thrive with many smaller tenants leasing available higher quality space and vacancy recovering from the recession.

• The profile of users in Downtown Orlando has transformed considerably in the last 15 years with a stark reduction
in the number of 50k+ square foot tenants and a noticeable shift in their industry types.
• In 2005, the CBD was dominated by banking, financial and firms. Essentially all of the trophy buildings downtown
wore the name of a bank with multiple triple-digit tenants throughout the core.
• Today, the profile has diversified significantly with tech, coworking, engineering, and other miscellaneous
industries moving in and up. Meanwhile, the national trend of bank and law firm streamlining is very pronounced
as SunTrust, Bank of America and others trend toward better-optimized workspaces and less real estate overhead.
• Regardless, the CBD continues to perform well with a broader spectrum of smaller tenants chewing through all of
the quality space on the market and the recovering quickly in the wake of the recession.
